The Buying Experience with Three Birds
When buying your next home, initially we will:
Hold in-person meetings
Help you define what it is you want in your home (if you don’t already know)
Guide you through exploring different areas of town, considering school systems if applicable
Assist in exploring different financing options if you’ll be taking out a new mortgage for the purchase
We will be with you every step of the way including setting up detailed home searches online for you, touring homes in person together, giving input on positives/negatives for resale when considering a home, helping you write an offer(s) when you find “the one”, negotiating on your behalf, and helping you navigate through inspections/repairs/appraisal/title work/and finally attending the closing with you!
The Selling Experience with Three Birds
We start with a pre-listing appointment where we will give you detailed market information for the area and explain the entire listing/selling process from start to finish. We will carefully review the comparable properties in the area and create a strong pricing strategy based on the current data for your home. We discuss our marketing plan including professional photography, social media, virtual tours, staging, de-cluttering, and cleaning/organizing. Once we have an accepted offer on your home, we will give tips on things you can do to help inspections go smoothly, give you a timeline of what happens next, coordinate inspections/repairs/appraisal/title work/and attend closing with you!

We excel at matching the perfect rental property with your needs – diversifying your portfolio, planning for retirement, or increasing your income. We help you research rental market values and areas that suit your needs, as well as give advice on what renters in today’s market are looking for in their homes. Financing a non-owner-occupied property can have different pricing and terms than a primary residence, and we guide you through all options regarding financing for this type of purchase.

residential relocation consulting
Relocating from out of state can be stressful; we are here to help ease that stress as much as possible. We can do buyer consultations virtually or over the phone, and answer questions you have about the area and point you in the right direction to research the different parts of town and schools etc. We can tour homes on your behalf and give detailed notes and input on the different features and positives/negatives for resale. We can even video chat live with you while touring homes and/or send you videos and pictures we take while there.
If you’re unable to attend closing in person, we can help coordinate obtaining Power of Attorney for an appointed person or arrange for a mobile closer to come to you wherever you’re located.
